What are the benefits of guaranteed rent for landlords in London?
A guaranteed rent scheme in London offers many benefits, but the most obvious one is the removal of risk. In normal circumstances, your property only generates revenue during the months in which it is occupied. If a tenant leaves and your property is empty for a time not only does your revenue stream falter but you may even incur costs too. Even if your property is occupied a late rent payment may also cause an unwelcome in your cashflow. When they sign up to our guaranteed rent scheme London landlords liberate themselves from all of those potential issues and are able to plan their financial affairs with certainty.
Are there any specific property types or criteria you consider for the guaranteed rent scheme in London?
As leading guaranteed rent letting agents in London, we have extensive experience in letting all manner of residential properties in the city. From single bedroom flats to multi bedroom homes, family houses or even entire apartment blocks. Whatever kind of domestic property you might have in your portfolio we have the experience and expertise that you need.
What happens if the property is vacant during the guaranteed rent period?
When we talk about guaranteed rent for landlords, London property owners should be assured that is precisely what we mean. If your property is vacant for any reason during your guaranteed rent period, we will assume responsibility for paying you the rent you would otherwise have received. In this way we remove the uncertainty that can so often cause problems for landlords. Our London guaranteed rent scheme aims to ease your mind, even during difficult times for your property.
Do you handle maintenance and repairs during the guaranteed rent period?
We are able to provide comprehensive maintenance and repair services – including twenty four hour call out services in addition to guaranteed rent. London landlords are able to leave all such matters in the capable hands of our team of more than thirty highly qualified trades people – just one more thing you do not have to worry about.
Can I terminate the guaranteed rent agreement before the agreed period?
Generally speaking, when they join our guaranteed rent scheme, London landlords sign up for a fixed period of up to five years. As with any contract we would usually expect that the agreement would run for the full amount of the agreed term, but we understand that there will occasionally be extenuating circumstances which may justify the early termination of agreement.
